How much is stamp duty in England?+
For a main residence in England or Northern Ireland you currently pay nothing up to £250,000, 5% on the portion between £250,001 and £925,000, 10% up to £1.5m and 12% above that. First time buyers pay nothing up to £425,000 on homes costing up to £625,000.
Do first time buyers pay stamp duty?+
In England and Northern Ireland, first time buyers pay no stamp duty up to £425,000. Scotland gives first time buyers relief up to £175,000 under LBTT. Wales has no specific first time buyer relief, but LTT only starts above £225,000.
Is stamp duty different in Wales and Scotland?+
Yes. Wales charges Land Transaction Tax (LTT) and Scotland charges Land and Buildings Transaction Tax (LBTT). Both use different bands and rates from England - our calculator handles all three systems.
When do I have to pay stamp duty?+
Your solicitor or conveyancer normally files the return and pays the tax on completion day. You have 14 days from completion in England and Northern Ireland (30 days in Wales and Scotland), but in practice it is almost always handled as part of completion.
Can I add stamp duty to my mortgage?+
Not directly - stamp duty must be paid in cash on completion. Some buyers reduce their deposit to free up cash for the tax, which effectively borrows more on the mortgage. An adviser can help you weigh up whether that makes sense for you.
